Sterling Grove in Surprise, Arizona

Sterling Grove Golf & Country Club is a guard-gated master-planned community in Surprise (85388), built by Toll Brothers starting around 2020 near Cactus Road and Loop 303. It’s built around a Jack Nicklaus Design 18-hole course managed by Troon, with resort-style amenities and an active social calendar. The community has an all-ages section and a 55+ age-restricted section.

It’s polished and amenity-rich, but it isn’t cheap to live in. Every resident must be a social member of the club, which means paying an initiation fee and monthly club dues on top of HOA dues. Golf membership is optional but expensive, and the club is shifting golf to members only.

The Homes

Homes are single-family Toll Brothers designs built from about 2020 on, ranging from smaller single-level plans to two-story homes over 3,700 square feet. Many sit on golf course or mountain-view lots, and some include guest suites, golf cart garages, and tandem three-car garages.

Lots are generally small to mid-sized, about 5,000 to 8,000 square feet.

Recent sales range from about $586,000 to $2,500,000.

HOA and Club Costs

This is the most important section for buyers. The HOA and the club are separate entities with separate bills.

• HOA: Commonly about $525 a quarter (roughly $175 a month), covering grounds and street maintenance. Some 55+ listings show lower amounts, so confirm for the specific home.
• Mandatory social membership: Every resident is a social member. Current social dues are $180 a month plus tax, or about $196 a month. A social initiation fee is collected at close of escrow and is currently $5000.
• Optional golf membership: The resident golf initiation fee rose from $25,000 to $30,000 plus tax in June 2025. Golf dues are about $590 a month plus tax, on top of social dues.

A realistic monthly baseline for a non-golfer is about $370 (HOA plus social dues), before golf. A golfing household can expect roughly $1,000 a month or more, plus the initiation fee.

All initiation fees are non-refundable and non-equity, and the club says rates may change.

Amenities

Amenities include:

• Jack Nicklaus Design 18-hole golf course, managed by Troon
• Driving range, putting and chipping greens, and a golf simulator
• Resort-style pools and heated spa
• Fitness and wellness centers
• Tennis and a large, active pickleball club
• Clubhouse dining and adults-only social events
• Lake, walking paths, and playground
• Troon Privé benefits, including reciprocal access to other Troon clubs for golf members

Residents do not have to leave the gates to enjoy a five-star date night. The clubhouse features exceptional dining options, including Copper + Rye, which offers fantastic meals and happy hours. For relaxation, the community boasts a full-service, luxury day spa on-site, allowing residents to book massages and aesthetic treatments steps from their front door.

Golf Is Going Fully Private

The club has announced that golf facilities and programming will become exclusive to golf members. If you plan to play occasionally without joining, expect that option to disappear. Non-resident golf memberships are also recallable to make room for residents, which suggests memberships may be limited.

Schools

The all-ages section is served by Dysart Unified, including Rancho Gabriela Elementary, Sonoran Heights Middle, and Shadow Ridge High.

Location and Airport Noise

Loop 303 is reached via Cactus Road. Like much of the West Valley, Surprise is affected by Luke Air Force Base F-35 training. Arizona requires disclosure for homes within 10 miles of Luke’s main runway, so check whether the home falls within that area and visit on a weekday.
