These terms cover your use of lokellist. They are written to be read, not to be impressive. If something here is unclear, email support@lokellist.com and we will explain it.
By using the site you accept these terms. If you do not, please do not use it.
lokellist is a real estate search site for the Phoenix metro area. We show homes currently for sale, organised by building, neighborhood and city, alongside local editorial content we write ourselves.
We are not the seller. We do not own the homes listed here and we are not a party to any transaction. Buying a home involves a licensed agent, a lender and a title company, and this site is a starting point for that process rather than a replacement for it.
Listing data comes from the Arizona Regional Multiple Listing Service through HomeJunction. It is refreshed automatically throughout the day, but it is not live. A home can go under contract, change price, or come off the market before our copy catches up.
So: treat everything here as a good indication, not a guarantee. Prices, square footage, lot size, year built, HOA fees, taxes, room counts and status all come from the listing agent and can contain errors. Before you make a decision that matters, confirm the details with a licensed agent and with your own inspection.
MLS data is provided for consumers' personal, non-commercial use, and its display is subject to MLS terms.
Where we show an estimated monthly payment, it is a rough affordability calculation of the kind every real estate portal shows. It is not a quote, a pre-approval, or an offer of credit. It makes assumptions about your down payment, rate, taxes and insurance that will not match your actual loan. Talk to a lender for real numbers.
Nothing on this site is legal, tax, financial or investment advice.
Accounts are optional and passwordless. You sign in with a one-time code sent to your email, or with Google. Because access to your account is access to your email, keep your email secure.
Please give us a real email address that belongs to you, and do not create an account on someone else's behalf without their knowledge. You can delete your account at any time by emailing support@lokellist.com, as described in our Privacy Policy.
We may suspend or close an account that is being used to abuse the site or other people. We will tell you why if we do.
When you submit a contact form, your name, email and any phone number or message go to a real estate agent so they can reply to you. That is the purpose of the form and it is what you are asking us to do by sending it.
Submitting a form does not create an agency relationship, a representation agreement, or any obligation on your side. You are asking a question, not signing anything.

The editorial content, page designs, and the lokellist name and logo are ours. Listing content belongs to the listing brokers and the MLS.
We work to keep the site up and the data fresh, but we do not promise either without interruption. We may change, pause or discontinue parts of the site, and we may update these terms as the product changes.
If we make a significant change to these terms, we will update the date at the top rather than change them silently.
The site is provided as is. To the extent the law allows, we are not liable for losses arising from your use of it, including decisions made on the basis of listing data, estimates or editorial content that turns out to be inaccurate or out of date.
Nothing here limits any right you have that cannot legally be limited. These terms are governed by the laws of the State of Arizona.
