Overview
About DC Ranch in Scottsdale, Arizona
DC Ranch is a large master-planned community in north Scottsdale (85255), at the base of the McDowell Mountains along Pima Road and Loop 101. Developed by DMB starting in the late 1990s, it has roughly 2,700 homes spread across many neighborhoods, from family homes to custom estates. It also includes Silverleaf, an ultra-luxury guard-gated enclave with its own private club. DC Ranch is known for strong resale demand, two community centers, miles of trails, and top Scottsdale schools.
The Homes
DC Ranch covers a wide range, but it’s a luxury market overall. Typical homes run from about $1.2 million to well over $4 million. Silverleaf, the guard-gated enclave on DC Ranch’s east side, has 753 homes and homesites across eight neighborhoods, including hillside estate lots of 1 to 10 acres and we've seen prices beyond $30,000,000.
Because DC Ranch was built over more than two decades, home ages vary. Earlier homes from the late 1990s and early 2000s are now 20 to 25 years old and may need roofs, HVAC, and updates.
HOA Fees
DC Ranch’s fee structure is more complicated than most, so buyers should understand it before making an offer.
Monthly assessments come in three parts:
- Community Council assessment: Funds the Desert Camp and Homestead community centers, along with events and programming
- Ranch Association assessment: Covers sidewalks, common property, community patrol, and gate access
- Neighborhood assessment: Varies by neighborhood based on its features and services; some neighborhoods pay a sub-association instead
Transfer fee: DC Ranch also charges a .5% of the sales price deed-based transfer fee when a home is sold. That fee is the main funding source for the Community Council, and in 2010 it made up about one-third of the council’s budget. Some residents have supported it as fully disclosed and essential to community programming; others have objected to paying for programs they don’t use.
Two Private Clubs
DC Ranch has two separate private clubs. Neither is required, and both are expensive.
- The Country Club at DC Ranch: Published estimates put initiation around $75,000 to $100,000, plus monthly dues. Confirm current pricing with the club.
- The Silverleaf Club: A Tom Weiskopf golf course and large clubhouse. As of May 2024, a golf membership cost $400,000 to join plus $2,750 a month, and a clubhouse membership cost $100,000 plus $875 a month. Silverleaf club membership is separate from buying a home in Silverleaf.
Community Amenities
Unlike communities that rely on a single clubhouse, DC Ranch offers two resident-exclusive facilities: the Desert Camp Community Center and The Homestead Community Center Click. Desert Camp serves as the recreational hub, featuring a state-of-the-art fitness center, resort-style heated pools, lighted tennis courts, and newly added pickleball courts. The Homestead offers additional event spaces, an indoor theater, and outdoor splash pads, making it a favorite gathering spot for neighborhood events and family activities.
One of the most beloved features of the community isMarket Street Click to open side panel for more information , a rustic, pedestrian-friendly commercial district built directly into the neighborhood. Designed with charming western architecture, it provides residents with walkable access to fantastic dining (like Liberty Station and Grimaldi's), boutique shopping, and essential services. This is all connected by the community’s 50-mile network of paved and unpaved trails.
Schools
DC Ranch is in Scottsdale Unified School District, and its schools are among the community’s biggest draws. Verify assignments by address.
Wildfire Risk
DC Ranch borders the McDowell Mountains and the McDowell Sonoran Preserve, especially in Silverleaf and upper neighborhoods. North Scottsdale has had several significant fires in recent years, and the city closes the preserve during high-fire-danger periods. Ask about defensible space and check homeowners insurance availability and cost early.
Location
Location is a major strength. Loop 101 is right there, Scottsdale’s best golf and hiking are minutes away, and shopping, dining, and services are close by.
Who It’s Best For
DC Ranch is a strong fit for families and luxury buyers who want top schools, community programming, and access to the McDowell Mountains, and who are comfortable with layered fees. Silverleaf suits buyers seeking privacy and a high-end private club.
