Overview
Grayhawk in Scottsdale, Arizona
Morning starts with a run or bike ride on a desert trail, then coffee with neighbors before work. On weekends, you might play a round on one of two championship golf courses, catch a kid's baseball game at the park down the street, or grab lunch at the clubhouse grill. Evenings bring sunsets over the McDowell Mountains from your back patio. That's everyday life in Grayhawk, one of North Scottsdale's most popular and well-rounded master-planned communities.
Grayhawk covers about 1,615 acres in Scottsdale's 85255 ZIP code, just north of the Loop 101, between Scottsdale Road and Pima Road. The first homes were built in the mid-1990s, and the community was built out by around 2004. Today it has roughly 3,800 to 4,000 homes spread across about 31 neighborhoods, with everything from condos and townhomes to family homes, villas and custom estates.
If you're searching for Grayhawk homes for sale, or comparing North Scottsdale golf communities, this guide covers what it's really like to live here: home and condo prices, HOA fees, golf, schools and the honest trade-offs.
How Grayhawk Is Set Up
Grayhawk is split into two connected areas with different personalities.
The Park sits on the west side, between Scottsdale Road and Hayden Road. It's mostly not gated (Pinnacle at Grayhawk is the exception) and has a family-friendly feel, with pocket parks, grassy greenbelts, playgrounds and picnic ramadas.
The Retreat is the guard-gated side, made up of Raptor Retreat and Talon Retreat, built around the two Grayhawk golf courses. It includes single-family homes, villas, condos and custom homes, along with private community pools, spas and tennis courts.
Every owner pays the Grayhawk Community Association master assessment, and Retreat owners pay an additional Retreat Village assessment for the gates, pools and other amenities. Many neighborhoods also have their own sub-association, so total HOA costs vary a lot by address.
Grayhawk Homes and Condos: Styles, Neighborhoods and Prices
Grayhawk offers a wide range of home types. Condos and townhomes cluster along Grayhawk Drive and near the golf club, making them popular with seasonal owners and downsizers. Single-family homes range from one- and two-story family homes in The Park to larger golf course homes and villas in The Retreat. At the top end, the custom lots in Serenity, inside Raptor Retreat, sit at Grayhawk's highest elevation with big city and mountain views. Pinnacle at Grayhawk, a gated enclave of 68 single-level homes, is a favorite for buyers who want everything on one floor.
Most homes have a Southwest or Tuscan-inspired desert look with tile roofs, stucco exteriors and mature desert landscaping, and many have been updated with modern kitchens, open floor plans and resort-style backyards.
In mid-2026, the median single-family sale in Grayhawk was about $1.65 million, up roughly 8% from a year earlier, while condos and townhomes generally sold in the $500Ks to low 600Ks.Townhomeswithgaragesandthreebedroomswerelistedinthemid-600Ks, and larger golf course and custom homes regularly sold well above $2 million.
Most Grayhawk homes were built between the mid-1990s and early 2000s, so many original AC systems have been replaced or are nearing the end of their life. We recommend Air Army HVAC for an AC inspection or tuneup. Just a heads up, I'd also check the roof underlayment, pool equipment and water heater age on older homes.
Amenities in Grayhawk
Grayhawk's biggest draw is how much is built right into the community. Residents have more than 30 miles of multi-use trails, pocket parks and greenbelts, plus two city parks: the 13-acre Grayhawk Community Park, with lighted ball fields and courts, and the 29-acre Thompson Peak Park, with a shaded playground and four lighted baseball fields. The Retreat adds private community pools, spas and tennis courts, and Grayhawk Golf Club offers two public championship courses, Talon and Raptor, along with a clubhouse, grill and practice facilities.
Grayhawk HOA Fees: What It Actually Costs
The Grayhawk Community Association master assessment runs about $1,140 a year, or roughly $95 a month, and covers common-area landscaping and maintenance, common-area utilities, 24-hour patrol, on-site management and reserves. Homes in The Retreat pay an additional Retreat Village assessment for the guard gates, pools, spas and tennis courts, and many neighborhoods add a sub-association fee for things like front-yard landscaping or exterior maintenance. Condos and townhomes typically pay more each month because their dues also cover the buildings. I'd ask for the exact breakdown on any home you're considering.
Location and Lifestyle in North Scottsdale
Grayhawk's location is one of its biggest selling points. Grayhawk Plaza and Hayden Peak Crossing are right next door for groceries, coffee and everyday errands, and HonorHealth Scottsdale Thompson Peak Medical Center borders the community. For dinner close to home, Grayhawk Golf Club alone has several patio restaurants open to the public: Quill Creek Café overlooking the Raptor course, Phil's Grill, the club's 19th hole named for Phil Mickelson, and Isabella's Kitchen across Thompson Peak Parkway with views of the Talon course and city lights. The club also hosts "Live at Grayhawk" with live music on Wednesday evenings in season. Nearby neighborhood favorites include Pure Sushi, Parma Italian Roots, The Craftsman Cocktails + Kitchen and Chula Seafood on Hayden Road. Kierland Commons and Scottsdale Quarter are about 10 minutes away for more shopping and dining, and the Loop 101 makes it easy to reach the Scottsdale Airpark, Desert Ridge and the rest of the Valley.
Golfers have plenty of choices nearby, including Grayhawk Golf Club inside the community and TPC Scottsdale, home of the WM Phoenix Open, a short drive east. Old Town Scottsdale is about 20 minutes south, and Sky Harbor is roughly 25 to 30 minutes.
Noise and Traffic in Grayhawk
Here's the honest part most agents skip. Homes on the south side of Grayhawk can hear the Loop 101, and Scottsdale Airport sits just south of the freeway, so you'll notice private jets and small planes overhead, especially during big events. Scottsdale Road, Hayden Road and Thompson Peak Parkway carry steady traffic, and the WM Phoenix Open and Barrett-Jackson in winter bring extra crowds to the area. Homes along the golf courses get early-morning maintenance noise and occasional stray balls. I'd drive by any home at rush hour and on a weekend morning before buying.
Rentals, Pets and Ownership Mix in Grayhawk
Grayhawk has a mix of families, professionals, retirees and seasonal owners, and condos and townhomes are especially popular with part-time residents and investors. Rental rules and pet policies are set by the master association and each sub-association, so I'd review the CC&Rs for the specific neighborhood before buying, especially if you plan to rent the home. Any short-term rental in Scottsdale also needs a city license.
Schools in Grayhawk
Unlike much of Scottsdale, Grayhawk is served by Paradise Valley Unified School District, not Scottsdale Unified. Most homes are assigned to Grayhawk Elementary School, which sits inside the community, along with Explorer Middle School or Mountain Trail Middle School and Pinnacle High School. Assignments can vary by neighborhood, so I'd verify by address directly with the district.
Who It's Best For
Grayhawk works well for families who want parks, trails and a well-regarded elementary school inside the community, golfers who want two championship courses close to home, and seasonal owners or downsizers looking for lock-and-leave condos with easy freeway access. It may not be the right match for buyers who want walkable restaurants and nightlife, total quiet away from freeway and airport noise, very low HOA dues or a large horse property lot.
