Overview
About Desert Ridge, Phoenix AZ
Desert Ridge is a large master-planned community in northeast Phoenix (85050 and 85054), along Loop 101 near Tatum Boulevard. It was built in phases from the mid-1990s into the mid-2010s and is made up of many smaller neighborhoods, from older non-gated sections to newer gated enclaves like Fireside and Sanctuary. The location is the main draw: Desert Ridge Marketplace, High Street, CityNorth, and Mayo Clinic Hospital are minutes away, and Loop 101 makes it easy to get around the north Valley. Things to consider are the heavy traffic around the 101 and Tatum, HOA dues and amenities that vary widely by neighborhood, and possible new flight path noise.
The Homes
Desert Ridge has a wide range of housing, built over about 20 years:
- Original 1990s neighborhoods: Single-family homes built around 1996 to 1997, often on larger lots, recently listed around $900,000 to $1 million when updated
- Fireside at Desert Ridge: Built around 2007 to 2009, with smaller two-story homes starting around $515,000 and larger homes reaching about $1.1 million to $1.3 million
- Newer sections: Homes built from about 2009 to 2016, including the gated Sanctuary enclave, generally around $780,000 to $860,000
The age gap matters. The 1990s homes are about 30 years old and often need roofs, HVAC, and updates unless they’ve been remodeled. Homes from the late 2000s and 2010s are in better shape but still nearing their first major replacements.
HOA Dues:
Every home pays into the Desert Ridge master association, about $300 every six months, roughly $50 a month. Most homes also belong to a sub-association, and that’s where costs vary:
- Original neighborhoods may pay little beyond the master fee
- Fireside at Desert Ridge runs about $150 to $270 a month on top of master dues, and includes access to a recently remodeled clubhouse, pools, fitness center, tennis, and pickleball
- Sanctuary at Desert Ridge, one of the few gated sections, runs about $210 a month plus master dues
Because amenities come from the sub-association, not the master, the amenities you get depend on where you buy. Confirm both fees and what each covers.
Amenities
Neighborhoods like Fireside have resort-style amenities, including pools, spas, a fitness center, sport courts, and a clubhouse. Older sections may have only walking paths, parks, and playgrounds. Don’t assume every Desert Ridge home comes with a pool and gym.

Access to community pools depends entirely on which specific subdivision you live in. Master-planned enclaves within Desert Ridge, such as Aviano and Fireside, have their own private, resort-style community centers and pools for their specific residents.
Are the Wildfire Golf Club courses public or private?+
The Wildfire Golf Club operates as a resort/daily-fee facility. While it is heavily utilized by guests of the JW Marriott, it is open to the public for daily tee times. Local residents frequently utilize the course without needing to pay exorbitant private country club initiation fees.
