Overview
McDowell Mountain Ranch, Scottsdale, AZ: An Honest Community Overview
Morning hikes before work. Pickleball with the neighbors on Saturday. Sunsets that turn the whole valley gold from your back patio. That's the everyday rhythm at McDowell Mountain Ranch, a North Scottsdale community right at the edge of the McDowell Sonoran Preserve, where the trails start just minutes from home.
Locals call it "The Ranch." It covers about 3,200 acres with close to 4,000 homes, roughly bordered by Thompson Peak Parkway on the west, Bell Road on the north and the Preserve on the east. Most homes were built between 1996 and 2003, so the landscaping is mature and many backyards look straight out at open desert that will stay that way.
How McDowell Mountain Ranch Is Set Up
The Ranch isn't one neighborhood. It's about 26 smaller ones, some open and some gated or guard-gated, including Desert Cliffs, Cimarron Hills, One Hundred Hills, Castle Chase, The Preserve, Sonoran Fairways and Montecito.
Every owner pays the master association, recently $162 per quarter (about $54 a month). Gated neighborhoods add their own dues on top. Castle Chase, for example, has run another $353 per quarter, and guard-gated enclaves cost more. Read the HOA disclosure for your specific neighborhood, not just the master total.
Housing
You'll find a bit of everything: gated condos along Thompson Peak Parkway, patio homes on tenth-acre lots, mid-size homes of 1,800 to 3,500 square feet on about a quarter acre, and guard-gated view homes. In 2026, condos mostly listed in the $500Ks to low $600Ks, the median single-family sale was about $1.1 million, and guard-gated view homes regularly listed above $1.7 million. That's roughly half the median of neighboring DC Ranch.
Age matters here. Nearly every home is 23 to 30 years old. Many tile roofs are due for new underlayment, Arizona AC units often last only 12 to 15 years, and original pools need resurfacing and new equipment. Homes from this era sometimes have Kitec plumbing, whose fittings were recalled in 2005. Just a heads up, I'd have a plumber check for it during the inspection. Updated homes sell at a real premium, so budget for work if you're buying an original.
Lots are tight in many neighborhoods. If privacy matters, look for a home that backs to a wash or open desert, and check the FEMA flood map while you're at it.
Amenities (Included With Your Master HOA)
Two community centers have heated pools and spas, tennis, pickleball, basketball and sand volleyball courts, playgrounds and ramadas. The pickleball scene is busy, and the HOA runs events throughout the year. About 40 miles of paved paths and dirt trails wind through the washes. Cimarron Hills and One Hundred Hills also have their own private rec centers.
The Preserve, Golf and City Amenities
The Gateway Trailhead on Thompson Peak Parkway opens onto more than 30,000 acres and 200-plus miles of trails in the McDowell Sonoran Preserve. Its lot fills up on cool winter weekends, so go early. Right next door, Scottsdale's McDowell Mountain Ranch Aquatic Center has a lap pool, diving boards, a skate park, and a summer lazy river and slide. It's public, so expect summer crowds.
McDowell Mountain Golf Club sits inside the community. It's a public daily-fee course, so there's no membership requirement and no club dues.
Shopping and Commute
Everyday errands are easy. There are groceries at Bell Road and Thompson Peak Parkway, and AJ's Fine Foods and a Walgreens at Thompson Peak and Frank Lloyd Wright. For big-box stores and nicer dining you'll head west; Scottsdale Quarter and Kierland are about 15 minutes away.
The Loop 101 is about five minutes out, and Sky Harbor is roughly 30 to 35 minutes away with light traffic. Daily commutes to downtown Phoenix or Tempe are a grind at rush hour, and there's essentially no useful public transit.
Desert Living
Summer heat is brutal, and west-facing backyards are hard to use from June through September. Homes on the Preserve edge carry more wildfire exposure, which can affect insurance. Coyotes, javelina, rattlesnakes and scorpions are regular visitors.
Schools
McDowell Mountain Ranch is in Scottsdale Unified School District. Desert Canyon Elementary and Desert Canyon Middle sit inside the community, and the assigned high school is Desert Mountain High. The district is consolidating campuses as enrollment drops, so verify school assignment by address.
Who It's Best For
McDowell Mountain Ranch works well for buyers who want trail access out the door, community amenities without club dues, and a North Scottsdale location at a more approachable price. It's a weaker fit for buyers who want newer construction, a large lot or RV parking, walkable nightlife, or an easy daily commute to central Phoenix.
