Overview
Troon Village in Scottsdale, Arizona
Troon Village is a 1,400-acre golf community in north Scottsdale (85255), east of Alma School Road at the base of Pinnacle Peak, Troon Mountain, and the McDowell Mountains. It has about 1,300 home sites spread across 12 separate subdivisions, ranging from villas and townhomes to custom estates. Some neighborhoods are guard-gated, some are gated, and some aren’t gated at all. At its center is Troon Country Club, a private club with a Tom Weiskopf and Jay Morrish course and a sister-club relationship with Royal Troon in Scotland. Residents also live near some of Scottsdale’s best-known hiking.
The Homes
Troon Village covers a wide range, from attached villas and townhomes to custom homes on large lots with mountain, golf course, and city-light views. The community’s twelve enclaves—such as Glenn Moor, Windy Walk Estates, and Troon Ridge—feature architecture specifically designed to blend into the desert. You will primarily find territorial, soft contemporary, and Pueblo-style homes with muted stucco exteriors. To combat the intense Arizona sun while protecting the community's views the vast majority of these homes utilize highly energy-efficient flat foam roofs, which are standard for Scottsdale luxury properties.
For reference at the higher end a newly built custom home on nearly an acre with a detached guest house recently listed for about $5.5 million. Older homes in the community date back several decades and may need significant updates. Prices vary widely by subdivision, home age, and lot/view.
Gated, Partially Gated, or Not Gated
This is one of the most important things to understand. Troon Village is often described as guard-gated, but it actually includes guard-gated, gated, and non-gated subdivisions. If gated security matters to you, confirm the status of the specific subdivision.
HOA Dues
Dues vary by subdivision. One guard-gated subdivision, Glenn Moor at Troon Village, has HOA fees of about $472 a month. Other sections are likely lower, especially non-gated ones. Get the exact master and sub-association dues for the home you’re considering.
Troon Country Club: Optional, but Hard to Get Into
Troon Country Club is private, with an 18-hole course designed by Tom Weiskopf and Jay Morrish, inspired by Royal Troon in Scotland. Members get reciprocal privileges at Royal Troon, which is pretty cool, and the club has hosted events like the U.S. Mid-Amateur and the Arizona Open. The club also has a tennis complex, pool, fitness center, and a pretty active social calendar.
Key points for buyers:
- Membership isn’t required. Troon Village homeowners don’t have to join.
- You don’t have to live here to join. Membership is also open to non-residents.
- It’s been at capacity. As of 2022, the club wasn’t accepting new applications. Some homes are marketed with “membership available,” meaning the seller’s membership may transfer with the sale. Be sure to confirm the current status with the club before counting on it.
Hiking and Outdoor Access
Troon Village is close to popular trails, including Tom’s Thumb and Pinnacle Peak Park. That’s a real perk, but it also means trailhead traffic and parking can spill into nearby areas on busy weekends.
Wildfire Risk
Troon Village sits against Pinnacle Peak, Troon Mountain, and the McDowell Mountains, where desert meets development. North Scottsdale has had several significant fires in recent years. Ask about defensible space and check homeowners insurance availability and cost early in your inspection period. Ask your agent for insurance referrals if needed.
Location
Troon Village is about 10 to 15 minutes from north Scottsdale shopping and dining and about seven miles from Loop 101. Central Scottsdale, Old Town, and Sky Harbor are a longer drive. The Scottsdale Airpark is about 25 minutes away.
