Overview
About Fletcher Heights in Peoria, Arizona
Fletcher Heights is an established family community in north Peoria, located north and south of Deer Valley Road at 83rd Avenue. It was built mostly between 1998 and 2001 by Fulton Homes and Greystone Homes. The community is known for its greenbelts, walking paths, water features, and larger-than-average lots, some up to half an acre. HOA dues are some of the lowest you’ll find for a planned community, and elementary and high schools are within walking distance. Some things to consider before buying a home here are homes that are now 25-plus years old, no community pool or clubhouse, and a location that requires driving for nearly everything.
The Homes
Fletcher Heights has a mix of single-story and two-story single-family homes, many with three-car garages, pools, and RV gates. Lots are larger than in most newer West Valley communities, and many back onto greenbelts.
Recent sales and listings range from about $375,000 for homes needing work to around $500,000 to $725,000 for updated or larger homes, including six-bedroom family homes.
The age matters. Most homes were built between 1998 and 2001, so roofs, A/C systems, and water heaters are at or past replacement age unless they’ve been updated. Many recent listings highlight new roofs and A/C units for that reason. Ask about both before making an offer and be sure to get a good inspection.
HOA Dues
HOA dues are very low, about $55 a month, billed quarterly. They cover common-area and street maintenance. That’s one of the best values on our list, but it also explains why amenities are limited.
Amenities
Fletcher Heights’ amenities are mainly outdoor:
- Greenbelts and walking paths throughout the community
- Water features
- Fletcher Park, a 7.5-acre park with two lighted tennis courts, three lighted basketball courts, a shaded playground, barbecue grills, and four reservable ramadas
There’s no community pool, clubhouse, or fitness center. Many homeowners have their own pools.
Schools
Schools are a highlight. Fletcher Heights is in Peoria Unified School District, and Frontier Elementary (PK–8) and Sunrise Mountain High School are both about half a mile from many homes, close enough for kids to walk. Verify school assignments by address.
Location
Loop 101 and Loop 303 are both easily accessible, and there’s plenty of shopping, dining, and services nearby. North Peoria is car-dependent, though, and commutes to central Phoenix or the East Valley are long during rush hour.
