Overview
Santa Rita Ranch in Mesa, Arizona
Santa Rita Ranch is a neighborhood in southeast Mesa (85212), off Guadalupe Road near Augusta Ranch. Homes were built mostly between 1999 and 2001 by builders including Shea Homes, Lennar, Trend Homes, and Glenalden Homes. Its biggest selling point is the same one Augusta Ranch has: you pay Mesa property taxes, but your kids attend Gilbert Public Schools. HOA dues are among the lowest you’ll find, and many homes sit on generous lots with RV gates and pools.
The Homes
Santa Rita Ranch is all single-family homes, a mix of single-level and two-story plans, from about 1,500 to 2,500 square feet. Lots range from about an eighth of an acre to a quarter acre, and many homes have pools, RV gates, three-car garages, and mountain views.
Recent sales range from about $425,000 to $630,000.
Most homes were built in 1999 to 2001, so roofs, A/C units, water heaters, and pool equipment are at or nearing replacement age unless they’ve been updated. Ask about each system before making an offer.
The HOA Dues
HOA dues are very low, about $80 a month, covering common-area grounds maintenance.
The Amenities
Instead of a massive central clubhouse or expensive private aquatic center, the community prioritizes open outdoor space. The neighborhood features its own dedicated community park equipped with a children's playground, shaded ramadas for picnics, and expansive, grassy common areas perfect for youth sports or walking the dog. Miles of paved walking and biking paths weave safely through the subdivisions, creating a highly walkable, neighborly environment.
The Schools: Gilbert Schools, Mesa Taxes
A massive draw for families purchasing here is the school zoning. Despite having a Mesa address, residents are served by the award-winning Gilbert Public Schools. Canyon Rim Elementary School is located less than two miles away, offering an incredibly easy morning commute for parents with young children.
Data Center and Industrial Growth
Southeast Mesa’s Elliot Road corridor, a short distance south, has become a major data center and industrial hub, with Apple, Meta, and Google all operating large facilities. That brings jobs and tax base, but also construction, trucks, and large buildings in the surrounding area.
The Location
Location is super convenient. The Loop 202 and US-60 are nearby, along with shopping, dining, and major employers.
