Overview
Eastmark, Mesa AZ: An Honest Community Overview
Eastmark is a large master-planned community in southeast Mesa, built on the former General Motors Proving Grounds by DMB. Homes have been going up since the mid-2010s and construction is still ongoing. It’s repeatedly ranked among the top-selling master-planned communities in Arizona, thanks to its huge amenity package, newer homes, low HOA dues, and on-site schools. Things to consider are that the Phoenix-Mesa Gateway Airport is about four miles away and the FAA is proposing new departure routes, Eastmark sits beside a fast-growing data center and industrial corridor, and some parts of the community will be under construction for a few more years.
The Homes
Eastmark is built by a long list of national and regional builders, including Meritage, Woodside, Maracay, Shea, and William Ryan Homes. Housing ranges widely:
- Townhomes: Recent listings around $370,000, with exterior and roof maintenance covered by a sub-association
- Single-family homes: Most of the community, from the mid-$500,000s for single-story homes to the mid-$600,000s for larger family homes
- Larger and newer homes: Upward of $1 million for six-bedroom homes in newer sections
Most homes were built in the last 10 years, so you won’t face major roof or HVAC replacements soon. Things to also consider are the smaller lots, typically around an eighth to a fifth of an acre, and homes packed fairly close together.
HOA Dues and Property Taxes
The master HOA is low for what you get, about $128 a month. Some gated parcels and townhome enclaves hvae additional sub-association fees.
Property taxes run higher than in older Mesa neighborhoods; roughly $2,500 to $4,500 a year. Newer master-planned communities in Arizona often use special taxing districts to pay for roads and infrastructure, so ask exactly what’s included in the tax bill for the specific home.
There is a Capital Improvement Fee of .5% of the sales price due at closing as well as a $300 transfer fee. There may be additional fees if you have a second HOA.
Amenities
This is Eastmark’s biggest selling point:
- The Great Park: A lake with a riparian stream, splash pads, playgrounds, an event pavilion, an 18-hole disc golf course, a 3.4-acre skate park, and a fenced dog park
- The Mark and The Bus Stop: A resident recreation center with games, lounge spaces, and family programming
- Pools, spas, and pickleball courts, plus miles of paths and trails
- On-site dining and shopping: Safeway, Starbucks, Steadfast Diner, Steadfast Farm, and more
- An on-site library and fire station
It also hosts a busy calendar of community events.
Schools
Eastmark is served by two public school districts, which can be confusing:
- Queen Creek Unified: Most of the community, including Silver Valley Elementary and Eastmark High School (grades 7–12), which is inside Eastmark
- Gilbert Public Schools: Some parcels, depending on location
There are also two charter schools inside the community: BASIS Mesa (K–12) and Sequoia Pathfinder Academy (K–6). Verify school assignment by exact address, since it varies by parcel.
Airport Noise and Proposed Flight Path Changes
Phoenix-Mesa Gateway Airport is about four miles away. It handles Allegiant flights, corporate jets, and flight training.
The bigger issue right now is the FAA’s Phoenix Area Modernization Project. The airport authority itself warned Mesa HOAs in May 2026 that new departure routes could send flights over neighborhoods that haven’t historically been under departure paths. Arizona’s U.S. senators have specifically asked the FAA to change a proposed northbound departure from Mesa Gateway. Implementation is currently targeted for June 2027, and the final routes aren’t settled. If you’re buying in Eastmark, follow this closely and check the FAA’s proposed maps for the specific address.
Data Centers and Industrial Growth
Eastmark sits next to one of the fastest-growing tech and industrial corridors in the Valley. Apple, Meta, and Google all have large data centers nearby along Elliot Road, and a 10-building industrial park is under development between the Apple and Meta sites. That brings jobs and tax base, but also construction traffic, trucks, and large industrial buildings near some residential edges.
Ongoing Construction
Eastmark isn’t finished. New phases are still being built, which means construction noise, dust, and traffic for years in some areas. If you buy next to an empty parcel, assume it will be developed.
Location and Commute
Loop 202 is nearby, and Gilbert Gateway Towne Center and Queen Creek Marketplace are within a few miles. Eastmark is on the far southeast edge of the metro area, so commutes to Tempe, Phoenix, and Sky Harbor are long.
Who It’s Best For
Eastmark is a strong fit for people who want newer homes, low HOA dues, and a big amenity package with schools nearby. Buyers sensitive to aircraft noise, anyone who wants a larger lot or a finished, quiet neighborhood, or commuters heading to central Phoenix may want to take a deeper look.
