Overview
Trilogy at Power Ranch, Gilbert AZ: An Honest Community Overview
Trilogy at Power Ranch is a guard-gated, 55+ active adult community in southeast Gilbert, near Power Road and Queen Creek Road. Shea Homes built roughly 2,000 homes here between about 2000 and 2006, around an 18-hole golf course. It’s one of the better-value 55+ communities in the East Valley: dues are moderate, there’s no mandatory club membership, and you’re close to shopping, hospitals, and the Loop 202. The tradeoffs are most of these homes are now hitting their 20- to 25-year replacement cycle, a golf course open to the public, and Phoenix-Mesa Gateway Airport a few miles away.
The Homes
Expect single-story, single-family homes, mostly two-bedroom plans with a den or flex room on lots typically around an eighth to a fifth of an acre. Recent listings range from the high $300,000s for smaller plans to around $700,000 for larger, updated homes.
The bigger issue is age. Most homes were built between 2000 and 2006, which means many are due, or overdue, for a new roof and HVAC system. It’s telling how many listings lead with “new roof” or “HVAC recently replaced.” That’s not just marketing; it’s a real cost difference. A home with the original roof and AC can need $25,000 or more in work within a few years. Ask for the age of both before you write an offer, and factor it into the price when you're making offers.
HOA Dues
This is where Trilogy at Power Ranch looks good compared with other gated golf communities. The HOA dues are about $675 per quarter, or roughly $225 a month. That covers the gates, the community amenities, and common-area upkeep. There’s no separate mandatory club membership on top of it.
Confirm the current amount and any transfer or capital improvement fees with the HOA during the inspection period, since those can add up on purchase. There is currently a $30 per year special assessment through 2032.
Golf: Public, Not Private
The 18-hole, par-71 course was designed by Dick Bailey and opened in 1999, with great views of the San Tan and Superstition Mountains. It’s a public course, so just be aware it can get busy during peak season.
That cuts both ways. There’s no initiation fee and no monthly golf dues, so you only pay when you play. But you’re sharing the course with the public, and you won’t get the guaranteed tee times or member-only feel of a private club.
Amenities and Lifestyle
Residents get heated pools and spas, a fitness center, pickleball and tennis courts, walking paths, a clubhouse with dining, and a long list of clubs, classes, and social events. The community’s 55+ restriction means it’s quieter than similar neighborhoods, but it also means rules on who can live in the home. Please read the CC&Rs if you expect adult children or grandkids to stay for extended periods.
Airport Noise
Phoenix-Mesa Gateway Airport is about 3 to 5 miles east of the community. It handles Allegiant passenger flights, corporate jets, and flight training, and Gilbert has a designated airport overflight zone around it.
The good news: the Town of Gilbert says commercial airline departures don’t currently head west over Gilbert, and a 2026 FAA proposal to change Gateway’s departure routes isn’t expected to affect Gilbert neighborhoods. Corporate jets do occasionally depart westbound depending on air traffic, and Allegiant may use that route in rare cases.
Bottom line: you’ll hear planes, but it’s not a constant flight path overhead. Check the Gateway Airport disclosure map for the specific address, and spend some time at the property on a weekday.
Location and Traffic
Daily errands are easy. Grocery stores, restaurants, and medical offices are close by, and Loop 202 is a few miles north. The tradeoff is that the surrounding southeast Valley, especially Queen Creek to the south, has been one of the fastest-growing areas in the state, and Power Road and Queen Creek Road carry a lot more traffic than they did when Trilogy was built. There tends to be a lot of road construction in the area and slower moving traffic (especially in the winter months).
Who It’s Best For
Trilogy at Power Ranch fits 55+ buyers who want gated security and an active social scene without paying private-club prices. It’s especially good for casual golfers who’d rather pay per round than commit to an initiation fee. It’s a weaker fit for buyers who want a big lot, brand-new construction, or a private, members-only golf experience.
