Lyon’s Gate, Gilbert AZ: An Honest Community Overview

Lyon’s Gate is a master-planned community in southeast Gilbert (85295), built mostly between 2006 and 2012, primarily by William Lyon Homes with some sections by Pulte. It offers a strong amenity package for low HOA dues: multiple pools, a clubhouse, parks, sport courts, and frequent HOA-sponsored events. It’s served by Gilbert Public Schools, and a high school sits right next to the community. The tradeoffs: lots are small and homes close together, many plans are two-story, the oldest homes are nearing 20 years old, and despite the name, the community isn’t gated.

The Homes

Lyon’s Gate is mostly single-family homes, with a mix of compact two-story plans and larger single-story homes:

• Smaller homes, about 1,100 to 1,900 square feet, on lots as small as 0.07 acres, with recent sales around $415,000 to $475,000
• Mid-size homes, about 2,000 to 2,400 square feet, around $465,000 to $520,000
• Larger single-story homes on bigger lots, some with three-car garages, around $700,000

Lots are small throughout much of the community, and homes sit close together. Many plans are two-story, so buyers who want a single-level home with a yard will have fewer choices.

HOA Dues

HOA dues are reasonable for the amenities. You can expect about $85 to $90 a month in many phases. Some earlier phases run about $130 a month, but those dues can include exterior and front yard maintenance, which is a good deal if it covers paint and upkeep. Compare what’s included, not just the amount.

For the price, Lyon’s Gate offers a lot:

• Parks, greenbelts, and playgrounds
• Sport courts, including sand volleyball
• Walking and biking paths
• HOA-run community events and parties

Not Gated

Despite the name, Lyon’s Gate isn’t a gated community. The name comes from the builder, William Lyon Homes. If gated security is a priority there are other options in Gilbert.

Schools

Lyon’s Gate is in Gilbert Public Schools, and many buyers point to the schools as a reason they bought. A high school is right behind the community, so many students can walk. Verify school assignments by address.

Location

Location is a strength. Loop 202 access is quick, and shopping, dining, and services are close by.

Community Feel

Resident reviews are mostly positive about safety, quiet streets, and community events, with some families having multiple generations living in different homes within the community.

Who It’s Best For

Lyon’s Gate is a great fit for people who want Gilbert schools, good amenities, and low HOA dues at mid-range prices. Buyers who want large lots, a gated community, or newer construction may look at other options.
