Overview
Fulton Ranch, Chandler AZ: An Honest Community Overview
Fulton Ranch is a lake-centered master-planned community in south Chandler, south of Ocotillo Road between Alma School Road and Arizona Avenue. Fulton Homes built it out mostly between about 2006 and 2015, with some custom homes added later. Its main feature is about 28 acres of lakes, connected by walking trails, streams, waterfalls, and large grass parks. It’s one of the most sought-after addresses in south Chandler, with strong Chandler Unified schools close by. It’s also expensive, its housing ranges widely from condos to multimillion-dollar estates, and single-level homes are hard to find.
Housing:
Fulton Ranch is made up of a mix of types of homes:
- Condos and townhomes: Serenity Shores is a gated condo enclave built around 2006, with recent prices around $500,000.
- Single-family homes: Most of the community. Recent listings run from the mid-$700,000s to around $1 million, with larger lots and greenbelt or lake lots reaching $1.5 million+.
- The Island at Fulton Ranch: A gated enclave of large estate homes on half-acre-plus lots, many on the lake, with prices reaching $5 million and up.
*Quick buyer note: single-level homes don’t come up often here. Many are two-story, so buyers who need everything on one floor may have to wait or compromise.
Most homes are 10 to 20 years old. That’s newer than many communities we cover, but homes built in 2006–2010 are getting close to their first big roof underlayment and HVAC replacement cycle.
HOA Dues
Dues vary by where you live in Fulton Ranch
- Master association dues around $224 a quarter for most single-family homes
- Higher dues for the gated Island enclave, around $582 a quarter
- Serenity Shores condos around $385 a month, which typically covers more exterior maintenance
The master dues are reasonable given how much common area the lakes, parks, and trails cover. Make sure you get a list of the HOA fees before you many any offers.
Amenities
The lakes are the draw. Residents get walking paths along the water, streams and waterfalls, a lookout point, large grass open spaces, playgrounds, ramadas, and basketball courts. What's cool is there are dedicated retail centers which include Fulton Ranch Towne Center and The Promenade at Fulton Ranch. It's a bike ride to Sprouts Farmers Market, local dining spots like CHoP Chandler or Peixoto Coffee.
What there isn’t: a golf course, a community clubhouse with a gym, or resort-style amenities. Fulton Ranch is built around outdoor open space, not a club. Some gated enclaves, like Serenity Shores, have their own pools.
Schools
Fulton Ranch is in Chandler Unified School District. Assigned schools include Fulton Elementary, which is inside the community, Bogle Junior High, and Hamilton High School, about a mile away. Verify assignments by address.
Airport Noise
Chandler Municipal Airport is a few miles northeast. It’s busier than many people realize, ranked as the 16th busiest general aviation airport in the country, with flight schools and helicopters doing training patterns. That said, noise complaints are low. In a typical month only a handful of households report anything, and most complaints come from homes right under the traffic pattern.
You’ll occasionally see and hear small planes, but it’s not a major issue for most of Fulton Ranch. Check the Chandler airport disclosure map for the specific address if you’re sensitive to noise.
Location
South Chandler is one of the more convenient parts of the East Valley. The Loop 202 is a short drive north, Chandler’s tech employers are nearby, and shopping and dining are close at hand. If you need to catch the 101 to go North it's almost a straight shot.
Who It’s Best For
Fulton Ranch is a strong fit for poeple and move-up buyers who want top Chandler schools, water views, and walkable open space, and who can afford the premium. It’s not the best fit for buyers who want golf, a resort-style clubhouse, or a guaranteed single-level home, or who are shopping on a tighter budget.
